Strategic Property Associates is a proven commercial real estate property underwriting and due diligence organization with an established track record within the industry. A proprietary underwriting model has been designed specifically for Omega’s current pipeline of loans. The estimated fair market value of OCFN’s current commercial real estate pipeline approximates nearly $1.1billion dollars. The back office underwriting and due diligence operations provided by Strategic Property Associates, will encompass: (I.) generation of customized due diligence review for each loan predicated upon information derived from discussion of any relevant issues, inconsistencies, or risks, (II.) determining if appraisal, engineering and environmental report findings are accurately incorporated into the loan underwriting, (III.) conducting site inspection and site due diligence to verify condition of the proposed collateral property and to conduct research to determine market condition and trends that may affect the proposed collateral property, (IV) analyzing the financial presentation to determine if underwritten cash flows are supported by the source documents, and analyze historical revenue and expense trends for unexplained variances, (V.) the desk review of underwriting documentation for reasonableness and comfort against file documents (VI) and analysis of the rent roll and other file documents to identify timing and scope of any potential significant interruptions in property level cash flow. Omega Commercial Finance Corporation Hires Berkadia Commercial Mortgage LLC

PRLog (Press Release) – Jan 10, 2011 – (Miami Beach, Florida) Omega Commercial Finance Corp (OCFN.PK) has executed a master loan servicing agreement with Berkadia Commercial Mortgage. Berkadia’s functions will encompass the following including but not limited to (i.) post closing items e.g., certificate of occupancy, side letter agreement requirements (ii.) formulating monthly billing statements (iii.) collecting all regular principal and interest, escrow and reserve payments in accordance with loan documents (iv.) circulate monthly billing statements both hardcopy and possible online option (v.) tracking all payments due (vi.) communication with borrowers if payment(s) not received by end of grace period. Currently Omega has a $500 million dollar pipeline of loans with an estimated fair market value of approximately $1.1 billion dollars. Many industry reports have indicated that financing for stabilized assets is plentiful and capital for non-cash flowing and or transitional assets are problematic. Omega views this as an opportune time since the commercial real estate industry as a whole has an estimated $1.3 trillion dollars in outstanding mortgages coming due over the next few years or an estimated $558 billion dollars through 2014. Omega Commercial Finance Corp (OCFN) Launches Loan Origination Programs

PRLog (Press Release) – Nov 23, 2010 – Miami, Florida - Omega Commercial Finance Corporation (OCFN) a publicly traded real estate finance company has launched its proprietary CRE Balance Sheet Lending Program, which focuses on originating commercial mortgage loans and other commercial real estate-related debt. OCFN is in the process of originating a combination of core and non-core commercial real estate mortgages for its balance sheet. Since late 2008 Omega has been on the sidelines after a downturn in the CRE markets made it almost impossible to capitalize its lending balance sheet. This time was utilized to streamline OCFN’s underwriting model by aligning itself with proven 3rd party CRE back office operations. These organizations provide loan servicing, collateral evaluations for each loan, and determine delinquency/default rates. Additionally, they also specify loan-level loss estimates which are based on diverse economic scenarios, as well as time horizons.
